Lakehaven Water and Sewer District’s headquarters in Federal Way, WA, includes a 40,000 SF administration building, vehicle storage, remodeled maintenance facilities, and upgraded infrastructure to support 20 years of growth. Construction was phased to ensure uninterrupted operations, with the new buildings designed as “critical facilities” to remain functional during emergencies.

Lakehaven Water and Sewer District’s (LWSD) existing administration offices, operations, maintenance, and vehicle storage facilities are located at 31623 and 31627 1st Avenue South in Federal Way, Washington. New and replacement buildings were proposed on the existing site as part of the master plan for upgraded and new facilities for the LWSD’s 20‐year growth needs. The headquarters project is a significant portion of this master plan and consists of a 40,000 SF, two‐story administration building with 145 parking stalls, a vehicle storage building, remodel of the existing maintenance building (aka “Water Shop”), replacement of the existing stormwater system, underground utility work, demolition of the existing administration building, material storage areas, off-site improvements and other miscellaneous buildings and features. LWSD’s existing administration and maintenance facilities, as well as the adjacent fire station that shares the site, was occupied and remained fully operational throughout construction. Lydig completed the new work in phases in order to minimize impacts on site access and facility operations. Structurally, the new buildings were designed and constructed to the classification of a “critical facility,” given the importance of LWSD remaining operational at all times even in the event of an emergency or disaster. In addition to the buildings and on-site development, street frontage improvements along 1st Avenue South was part of the project scope as a condition of the site development and building permit.
